The bulk of the residences on the estate were constructed without the use of construction leases, with some leases provided to building tradespeople at the builder's request. The drainage, on the other hand, proved a stumbling block to the estate's smooth growth. Inderwick planned to drain his properties into a new sewer to be built down Gloucester Road, but the Commissioners of Sewers, believing Inderwick was the only landowner benefiting from this arrangement, refused, causing the new 'line' to fail.Inderwick was forced to take emergency steps, erecting a big open cesspool at the property's south-east corner (where Kynance Place now debouches into Gloucester Road). The state of No. 18 Victoria Grove, where 'the water and soil had climbed half way up the joists of the kitchen floor', emphasized the inadequacy of the preparations in 1843. Some respite came in 1849, when Inderwick created his own superior sewers, but the new official sewer on Gloucester Road had to wait until the 1860s, when the Metropolitan Board of Works built a new line to service Palace Gate and Cornwall Gardens.
