In May 1863, his net yearly rental on the Ladbroke estate was £3,535, largely from the Stanley Gardens and Crescent properties, and he was therefore able to borrow freely via Honywood, Harrison, and Cobb to finance these new ventures.The construction of the Ladbroke Grove estate was an important aspect of the estate's history in the nineteenth-century Notting Hill and Dale neighborhood. Thomas Pocock, an attorney on Bartholomew Close in the City, was instrumental in the estate's rise over the past two decades. Unlike Blake, who lacked substantial financial means, Pocock frequently worked in collaboration with affluent supporters who wanted to invest without becoming directly involved in the estate business. In the hugger mugger situations caused by the failures of Jacob Connop in 1845 and D. A. Ramsay and Dr Walker in 1854-5, he also acquired and sold property on his own account, got building leases and maybe constructed homes under contract, all hazardous but potentially profitable operations.Pocock first became associated with the Ladbroke estate in late 1846. Felix Ladbroke, his heir, was already making plans to sell a portion of the estate as soon as circumstances permitted. In December 1846, he agreed with J. W. Ladbroke sold thirty acres of land to Pocock for £9,050 (about £300 per acre). By the time J. W. Ladbroke died on March 16, 1847, he had found a buyer, and on March 29, 1847, the freehold of twenty-six of the thirty acres was sold to Reverend Brooke Edward Bridges, a Bedfordshire minister, for £7,750, subject to the existing leasehold interest originally given by J.
